Todd Yates has 30 years of executive management and operational experience, directing commercial real estate business development and leasing activities for The Alter Group’s Southern regional office. One of the South’s leading commercial real estate authorities, he has completed build-to-suits with such high-profile companies as GE Capital Technology Management Services, Siemens Westinghouse Power Corporation and Kaplan, Inc. He previously was a regional sales manager with Colgate-Palmolive, and started his real estate career with CB Richard Ellis in 1983.

Todd has been directly involved in the development of office, office/service-center and industrial buildings totaling more than 3,000,000 SF, with a value in excess of $500,000,000. Additionally, Todd has developed business parks throughout the Southeast, including Concourse at Quadrangle, a 60-acre office park in Orlando, FL; Cypress Creek Concourse, a 48-acre office park in Fort Lauderdale, FL; Chattahoochee Corners, a 106-acre office and service-center park in Duluth, GA; Brookside Concourse, a 45-acre office park in Alpharetta, GA; Sawgrass International Concourse, a 12-acre office park in Sunrise, FL; and Spectrum Office Park, a 14-acre office park in Fort Lauderdale, FL.

Russell R. Posey, II

Over his 30-year career, Russ Posey has sustained a proven track record that encompasses more than 220,000,000 SF of top-quality, profitable office, healthcare and industrial projects in multiple national markets. In addition to his demonstrated real estate expertise, Russ is a licensed attorney, which gives him a rare ability to comprehend and resolve the sometimes thorny issues that can challenge the real estate development process.

Russ’ efforts on behalf of The Alter Group include Morehead Medical Plaza, a 285,000 SF medical office building on the campus of Carolinas Medical Center in Charlotte, NC; Wellspring Center a 70,000 SF medical office building for CHRISTUS Spohn Health System in Corpus Christi, TX; Chattahoochee Corners, a 106-acre business park in Duluth, GA; Concourse at Quadrangle, a 60-acre business park in Orlando, FL; Cypress Creek Concourse, a 48-acre business park in Fort Lauderdale, FL; Brookside Concourse, a 45-acre office park in Alpharetta, GA; and Windward Concourse, a 40-acre business park in Alpharetta, GA. Before joining The Alter Group, Russ was Vice President, Development & Project Management Services, with Ares, Inc., in Atlanta.

Michael J. Alter

Since being named President of The Alter Group in 1995, Michael Alter has transformed his family’s company from a strong regional office and industrial developer into one of the nation’s preeminent privately held full-service commercial real estate firms. A graduate of Harvard University and the University of Chicago Law School, Michael left a lucrative law practice to heed the call from his father, William A. Alter, who wanted to assure that corporate succession remained within the Alter family. Michael joined The Alter Group in 1990 without a title or a clear role.

Today, the firm has 6,700,000 SF of space, worth $758,000,000, under development in national markets stretching from Washington, D.C., to Phoenix, AZ. The Alter Group is ranked # 5 on National Real Estate Investor’s list of the most active office developers in the United States. Even more compellingly, Michael has created four new affiliated companies under The Alter Group umbrella, each of which has become a recognized leader in its field.

In addition to his achievements with The Alter Group, Michael is team owner of Chicago’s WNBA franchise, the Chicago Sky. He also created one of the region’s most successful non-profit organizations, City Year Chicago. City Year is a pioneering AmeriCorps national service organization that unites diverse young people, ages 17 – 24, for a challenging year of service, leadership and civic engagement. A model public/private partnership, City Year engages approximately 1,000 members nationally in more than 1.5 million hours of annual service. City Year Chicago – whose positive impact on the community is benchmarked – reflects a socially responsible corporate philosophy and hands-on commitment to positively impact the home community, and involve employees in service.

Randolph F. Thomas

Randy Thomas has been a member of The Alter Group’s executive team for more than 30 years. Over this time, Randy has emerged as one of the industry’s leading corporate development experts, with significant expertise in creating master-planned public/private partnerships; structuring Tax Increment Financing (TIF) vehicles to expedite developments; and managing the entire design and construction process.

Randy has supervised the development more than 1,000 acres into business parks containing millions of square feet of Class A office space, as well as build-to-suit projects for a Who’s Who of Corporate America. His build-to-suit efforts on behalf of The Alter Group include 450,000 SF of corporate headquarters office for Siemens Westinghouse Power Corporation in Orlando, FL; a 126,000 SF office for The Chubb Group of Insurance Companies in Phoenix, AZ; and more than 1,700,000 SF of logistics centers in California’s Inland Empire.

Samuel F. Gould

President

Alter Asset Management

Under Sam Gould’s leadership, Alter Asset Management brings three critical dimensions to fulfilling The Alter Group’s property management goals: enhancing the asset value; caring for the physical property; and nurturing the tenant relationship. For 30 years, Sam has been responsible for managing The Alter Group’s significant 17,000,000 SF ownership portfolio of office and industrial space; 1,500 acres of land; as well as properties owned by third-party clients.

Sam’s efforts on behalf of Alter Asset Management include Corridors – Chicago, a 108-acre office park in Downers Grove, IL; Chattahoochee Corners, a 106-acre business park in Duluth, GA; Riverwalk Arizona, a 187-acre mixed-use park on Native American land in Scottsdale, AZ; the Arizona Health & Technology Park, a 50-acre biomedical/research park in Mesa, AZ; and Concourse at Quadrangle, a 60-acre business park in Orlando, FL. Before joining Alter Asset Management in 1983, Sam held management positions at CMC Realty, Inc., U.S. Managers Realty, Inc., and The Littlestone Company.

Eduardo J. Quant

Vice President of Development

Ed Quant coordinates land and building development activities for The Alter Group’s Southern United States projects, which total more than 250 acres. Fluent in Spanish and English, Ed has been a key relationship manager in The Alter Group’s work with Latin American corporations.

Ed concentrates his efforts on The Alter Group’s business parks in Florida and Georgia. These include Concourse at Quadrangle, a 60-acre business park in Orlando, FL; Cypress Creek Concourse, a 48-acre business park in Fort Lauderdale, FL; Chattahoochee Corners, a 106-acre business park in Duluth, GA; Brookside Concourse, a 45-acre office park in Alpharetta, GA; Spectrum Office Park, a 14-acre business Park in Fort Lauderdale, FL; and Sawgrass International Concourse, a 12-acre office park in Sunrise, FL. Additionally, Ed is involved with the Alter+Care affiliate in developing Morehead Medical Plaza, a 285,000 SF medical office building in Charlotte, NC; Wellspring Center a 70,000 SF medical office building for CHRISTUS Spohn Health System in Corpus Christi, TX. Prior to joining The Alter Group, Ed was a project manager with Catalfumo Development & Construction, Inc., one of Florida’s top developers and general contractors; and before this was with Pepper Construction Company in Chicago, a general-contracting firm with annual sales in excess of $500,000,000.

Steve Higgins

Property Manager

Alter Asset Management

Steve Higgins’ 13-year career in property management has given him the skills and knowledge to carry total operational responsibility for The Alter Group’s Atlanta-area properties.

Steve’s efforts on behalf of Alter Asset Management include responsibility for two Atlanta business parks, comprising 533,491 SF of Class A office space. These include the 106-acre Chattahoochee Corners and the 45-acre Brookside Concourse. Additionally, Steve has assumed responsibility for managing the River Green Property Owners Association at Chattahoochee Corners and the Brookside Property Owners Association at Brookside Concourse on behalf of the third-party building owners in the two office parks. Steve also manages the 127,500 SF Brookside/100, which is owned by JD/LD Atlanta.

Todd Yates directs all build-to-suit and development activities for The Alter Group throughout the Southern United States. He is responsible for business development and the coordination of real estate services for Fortune 500 and regional corporate clients. Mr. Yates accomplishments have culminated in the development of more than 2,730,000 SF totaling $371,000,000.

Background

Formerly an area manager for Colgate-Palmolive, Mr. Yates began his career as a commercial real estate broker with CB Commercial in 1983. He joined The Alter Group in 1989.

Project Experience

Mr. Yates' work on behalf of The Alter Group has included coordinating build-to-suit and corporate services for corporate clients, including a 250,000 SF corporate headquarters for GE Capital Technology Management Services, Alpharetta, GA; a 105,000 SF corporate headquarters for NationsCredit, Alpharetta, GA; and a 340,000 SF regional distribution facility for James M. Hogan Co., Lawrenceville, GA.

As President, Mr. Alter is responsible for all planning and operations of The Alter Group, a national corporate real estate development firm with five vertically integrated companies. This year, The Alter Group has 6,700,000 SF of space, worth $758 million, under development across the nation. Affiliates include Entrust Realty Advisors, which facilitates the disposition of national portfolio properties to well capitalized third-party private and institutional investors; Alter+Care, a healthcare real estate development firm; Alter Construction Management, which provides construction services; and Alter Asset Management, a property-management firm.

Background

A Chicago native, Mr. Alter previously was a practicing attorney with Mayer Brown & Platt and clerk to William J. Bauer, former Chief Judge of the Seventh Circuit U.S. Court of Appeals.

Mr. Alter is the Principal Owner of the Chicago Sky, the WNBA franchise in Chicago.

Mr. Alter established and is a Board Member of City Year Chicago, now in its twelfth year. This unique national service organization unites young people from diverse backgrounds, ages 17 to 23, for a demanding year of full-time community service and leadership development.

Randolph F. Thomas

Primary Responsibilities

As Executive Vice President, Mr. Thomas directs all real estate development activities and services, including land acquisition; master planning; site development; design and construction of buildings and infrastructure; zoning and annexation concerns; as well as development joint ventures. He also supervises financial matters relating to project viability and performance.

Mr. Thomas has guided the development of hundreds of acres of business parks throughout the country, along with more than 100 build-to-suit projects. He has supervised the development of more than 150 speculative multi-tenant office and distribution centers, orchestrated numerous public/private partnerships and been involved with numerous Tax Increment Financing (TIF) districts. Additionally, Mr. Thomas has extensive technical, professional and managerial experience in the development of call centers.

Mr. Thomas began his real estate career in 1968 and joined The Alter Group in 1978.

Primary Responsibilities

Sam Gould directs all activities of Alter Asset Management, the asset and property management affiliate of The Alter Group, responsible for the company's 17,000,000 SF of office, industrial and healthcare space and 1,500 acres of land. Mr. Gould supervises the operational aspects of buildings and grounds planning, environmental issues, building systems and construction materials for Alter Asset Management's portfolio of business parks, more than 100 office and industrial buildings, and retail and service centers in California, Arizona, Illinois, Ohio, Georgia, Kentucky, Florida, South Carolina, and Pennsylvania. In addition to supervising tenant relations; tax and rent collections; preventive maintenance; building operations; security; and energy management, Mr. Gould also oversees property and facilities management and consulting services for more than 1,500,000 SF of space owned by the company's third-party clients.

Mr. Gould began his real estate and property management career in 1973. He joined Alter Asset Management in 1983 and also serves as a corporate Senior Vice President of The Alter Group.

As Vice President of Development, Ed Quant assists the Senior Vice President of Development in coordinating land and building development activities and services for The Alter Group’s developments in the Southern United States, especially in Florida. This includes land acquisition; land planning; engineering; landscape architecture; building architecture; due diligence; environmental work; subdivision and platting; and construction. He also is responsible for managing tenant improvements and procuring permits and approvals from local, state and federal public agencies.

Mr. Quant’s efforts on behalf of The Alter Group include Cypress Creek Concourse, a 45-acre office park, Fort Lauderdale, FL; Concourse at Quadrangle, a 45-acre office park, Orlando, FL; and two 100,000 SF headquarters office buildings for Kaplan Inc.

Background

Mr. Quant began his development and construction career in 1988, and has significant experience in construction and project management. This includes expertise in design/build, fast track and general contracting projects. He joined The Alter Group in 1998.
